           Craig J. McGowan, CPM 


raig J. McGowan is the President and CEO of Mercantile Property Management and has over 40 years of experience in the property management field. He has a wide array of knowledge in all aspects of property management including condominiums, office buildings, apartments and retail centers. Craig is active in the Institute of Real Estate Management (IREM) and Community Association Institute (CAI). His certifications include: Certified Property Manager (CPM), Certified Manager of Community Associations (CMCA), Massachusetts Real Estate Broker's license and Massachusetts Construction Supervisor license . During his many years in the business, Craig has helped his clients implement millions of dollars in capital improvement projects and insurance loss repairs. He has developed a large network of proven professionals to help service his clients.  Craig works closely with his managers and staff to ensure our clients receive the best possible oversight of their property and to maximize cost efficiency to save them money.


        Kerry Augustine-Beaulieu, AMS, CMCA, PCAM
        Vice President

Kerry Augustine-Beaulieu is a Vice-President with Mercantile Property Management.  She has worked in various areas of the company since 1996 and offers a diverse expertise with our accounting/finance department, as well as property management experience. Kerry has experience with the oversight of Capital Projects and Insurance Loss Restoration Projects.  She coordinates the training of Portfolio Managers in the area of financial and administrative tasks.  Kerry has achieved her Association Management Specialist (AMS), Certified Manager of Community Associations (CMCA), and Professional Community Association Manager (PCAM) designations. Currently she is serving on the CAI-NE Board of Directors.  



           Ryan J. McGowan, CMCA
      Vice President


Ryan is a Vice-President with Mercantile Property Management.  He has worked in various capacities since 2007.  Ryan has handled the oversight of numerous Capital Projects and Insurance Loss Restoration Projects over the years, and coordinates the bulk bidding contracts annually.  He is instrumental in training Portfolio Managers in field operations.  He is a graduate of the University of Massachusetts, Isenberg School of Business. He received a Bachelor's degree (BS) in Resource Economics with a concentration in Management. Ryan has obtained his Massachusetts Real Estate Salesperson's license, and is an EPA Certified Renovator. He has earned his Certified Manager of Community Associations (CMCA) designation, and is Chairperson of the 2016/2017 CAI-NE Managers' Committee.  


                                    Lisa Marie Arruda

Lisa Marie is the Controller with Mercantile Property Management.  She has worked in various areas of the company since 2000.  As Controller, she provides the fiscal management oversight of over $21 million in budgets for over 50 communities.  Her responsibilities include day-to-day oversight of the accounting department, annual budget preparation, review of monthly/annual project reports to ensure fiscal accuracy, and review of company assets to guarantee proper fund accounting.  In addition, Lisa prepares and reviews all year-end reports, and schedules and works closely with third party Certified Public Accountants.  Lisa is a graduate of the University of Massachusetts, where she earned her Bachelor's degree (BS) in Accounting. Lisa has passed all four parts of the Certified Public Accountant (CPA) exam, and is currently working to obtain her master's degree.


      Bill Davis, CMCA

      Portfolio Manager


Bill Davis has been a part of the Mercantile Property Management team since 2009.  He has achieved his Certified Manager of Community Associations (CMCA) designation from the Community Association Institute (CAI), and continues to work toward further knowledge and certification.  Bill has a hands on management approach, and is a detail oriented person who is fully committed to providing attentive service to each of his clients.  In addition, Bill 
is an honors graduate of the Culinary Institute of America with over 25 years of cooking, teaching, kitchen and hotel management experience, including more than 10 years in Europe. 


                  Jeff Byers, CMCA

                 Portfolio Manager


Jeff Byers, CMCA has worked in the Property Management field for over 20 years.  He has served as both Operation's Manager and Portfolio Manager for a diverse cross section of properties, from homeowners associations (HOA) to stand alone commercial buildings.  Jeff is a Certified Manager of Community Associations (CMCA), and is a seasoned manager with experience in all phases of Property/Association management.
